Surveying involves many different requirements and actions that are defined by law. The surveying of land or forest property is entrusted only to a certified surveyor who performs the land survey in accordance with the Cabinet of Ministers Regulations No. 1019.

Land cadastral surveying includes the following requirements and actions:

  • requesting and receiving information;
  • inviting the initiator and the adjoining owner;
  • installation of a surveying network;
  • evaluation and restoration of the land boundary;
  • determining the land boundary in the field;
  • installation of a boundary marker and installation of a sighting line in the field or inspection of the installation of a boundary marker and a boundary line (if installed) in the field;
  • elimination of a boundary marker or inspection of the elimination of a boundary marker;
  • surveying the boundary and situation elements in nature;
  • calculating the area;
  • preparation and coordination of a land boundary plan, a land unit part boundary plan, a situation plan, a encumbrance plan or information on encumbrances, a plan for the location of forest land to be deforested;
  • land cadastral surveying, preparation and submission of documents to the State Land Service.

Surveying - determining boundaries in nature

One of the most important activities is the determination of boundaries and boundary markers in nature to determine the compliance of the boundary condition with the requirements of these regulations, evaluating land cadastral survey documents, during which temporary boundary markers are installed and 0.5 - 1.0 m wide sighting lines (straight lines along the boundary) are cut, cutting bushes or painting thicker trees. When the boundary is shown, a 1 meter wide boundary strip must be cut from the sighting line on both sides. You do not need a felling permit to cut the boundary strip.

The process of evaluating and restoring land boundaries includes:

  • preliminary study of the boundary;
  • inspection of the boundary;
  • restoration of the boundary, if necessary;
  • elimination of boundary inconsistencies;

Boundaries are evaluated and restored in the following cases:

  • when performing the initial land cadastral survey within the land reform (except for the elimination of boundary inconsistencies);
  • when developing a detailed plan or a land management project;
  • when merging land units, except in the case of merging land units as a result of chamber work;
  • measuring the shown boundary;
  • creating a part of a land unit, the boundary of which coincides with the boundary of the land unit;

If you suspect a discrepancy in the boundary plans, you should use the services of surveyors and contact a surveyor who will inspect the boundaries in nature, evaluate all available documents and provide his assessment. If a discrepancy is found, a new land cadastral survey must be carried out and a new boundary plan must be prepared.

Boundary marker - an important element of boundary signs

Boundary markers are an important element that is installed in rural areas or forests, at boundary direction change points or on a straight line every 500 meters. Boundary markers for land boundaries are not created for temporary boundary signs, hidden boundary signs, fence posts, building corners and the state geodetic sign. Boundary markers are formed around a centrally placed boundary sign:

  • Cross stone – weighing at least 60 kg, with a 6 cm long and 0.5 cm deep cross-shaped carving
  • Wooden pole – 130 cm long, 10-15 cm wide with a crossbar attached at the bottom
  • Metal pipe – 80 cm long, 2-6 cm wide with an attached crossbar
  • Plastic pipe – 130 cm long, 3-6 cm wide with a lower crossbar

Installation and restoration of boundary markers

A 30 cm high ground embankment is formed around the boundary sign. For the installation of the boundary marker, the surveyor issues the initiator a schematic drawing of the boundary marker specified in these regulations. At temporary boundary points, the surveyor places a temporary boundary sign in the center of the intersection, which can be a wooden peg or a metal pipe that is not fixed with a base crossbar. It is the land owner's responsibility to maintain the boundary and the boundary marker in order. Boundaries and boundary markers must be inspected and restored when carrying out a new forest inventory and/or in cases of tree felling.

How much do surveying services cost?
Surveying varies significantly on each property, where depending on the location of the property, the condition of the property boundaries, and the scope of work to be performed, the prices for land boundary surveying will differ. For example, if only boundaries and boundary markers need to be restored, then the costs will be lower than if the property needs to be divided into several land units. Accordingly, in the case of boundary marker restoration, it may be a matter of a couple of hundred euros, while the division costs will be in the thousands.
How much does boundary marker restoration cost?
The price of boundary marker restoration is usually 20 euros per boundary marker. The price can be affected by the location of the property and the condition of the boundary markers.
What to do if land surveyors find a boundary and boundary marker discrepancy?
If surveying is carried out and the land surveyor finds a boundary discrepancy, new boundary markers can be installed and new coordinates can be determined. In this situation, the surveyor will prepare the necessary documents and familiarize all owners with them. After eliminating the boundary discrepancy, the surveyor prepares a refined boundary plan, and the neighbor's land unit is marked with a discrepancy in the cadastre. In turn, the neighbor whose property has a discrepancy recorded must order a new boundary plan preparation, which takes into account the discrepancies recorded during the previous measurement.
